1. General

By using the Apartmanly - Apartments portal (hereinafter: Portal), the user agrees to these Terms of Use and the Privacy Policy. If you do not agree with these terms, please do not use the Portal.

Please note that the Portal is currently in test / beta phase. All functionalities, including sending reservation requests and calendar management, may be subject to changes and technical issues. Users and owners use the Portal at their own risk during the test phase.

The Portal is an informational and technical online platform allowing users to browse accommodations and send reservation requests to property owners, and owners to advertise their properties for free.

The Portal does not provide travel agency services, does not confirm reservations, and does not participate in contracts between users and property owners.

2. Advertising

Property owners can create a user account and publish their properties. Advertising on the Portal is currently FREE.

The Portal reserves the right to review and approve listings before publication, as well as to remove any content that is inaccurate, misleading, inappropriate, or against applicable laws, without prior notice.

The Portal does not charge any commissions, fees, or memberships from owners or users. All functionalities, including advertising and sending reservation requests, are completely free.

The owner is responsible for the accuracy, timeliness, and legality of all data in the listing.
Images must faithfully represent the actual condition of the property.
The owner independently manages availability and the property calendar.
The owner can request deletion of a listing or account at any time.
Deleting an account also deletes all associated listings, except for data that the Portal is legally required to retain.

3. Reservation Requests, Confirmations and Calendar

The Portal provides technical means to send and track reservation requests between users and property owners, as well as to display the property availability calendar.

The Portal is currently in a test phase, so functionalities such as tracking requests, calendar display, and email notifications are informational and may occasionally change or malfunction.

A reservation request is not a confirmed booking. Requests are accepted or declined exclusively by the property owner, and users are notified via the Portal or email.

The Portal does not confirm reservations, does not guarantee availability, does not participate in payment processing, and is not a contracting party between users and owners.

The availability calendar is for informational purposes and maintained by the owner. The Portal does not guarantee accuracy, completeness, or timeliness of calendar data.

Once a request is accepted, the relationship is directly between the user and the property owner, without the Portal being a contracting party.

4. Liability

The Portal makes reasonable efforts to ensure technical functionality and content availability, but does not guarantee complete accuracy, completeness, or timeliness of all information.

The Portal is not responsible for the quality, safety, legality, availability, or actual condition of advertised accommodations, nor for damages, losses, misunderstandings, or disputes between users and owners.

The Portal does not guarantee uninterrupted operation, especially during the test phase. Use of the Portal is at the user’s own risk.

5. Privacy and Data Processing

Users’ personal data is processed according to applicable data protection laws, including GDPR and relevant Bosnian legislation.

Data entered via the reservation request form is used solely to forward the request to the relevant property owner. The Portal does not use it for marketing or commercial purposes, nor does it share it with third parties.

6. Changes to Terms

The Portal reserves the right to modify these Terms of Use at any time. Changes take effect upon publication on the Portal.
